July And August Neighborhood Real Estate Activity

JULY SUMMARY:

There continues to be a lack of inventory, multiple offers and reduced days on market (DOM). Due to the overall lack of inventory, 68% of all homes listed, sold above their listing price.


Additionally, the number of active listings stayed flat as demonstrated here:

The largest difference in July was in the median sale price $1,712,500 in 2021 vs $1,450,000 last year. This resulted in a year over year increase of 16%.  Laurelhurst's median days on market decreased 30%. Due to the overall lack of inventory we are seeing 68% of all homes listed selling above their listing price.

AUGUST SUMMARY

In comparing August 2020 to August 2021, Laurelhurst was very quiet, despite a very strong seller's market, interested buyers and decreased interest rates again.  Interesting to note however, one of the homes that sold last August was $7,600,000, over the median sale price.
