2012 Laurelhurst Real Estate Summary

2012 Recap. A very good year! Some predictions and advice!
Good news on the local housing front. It is official! Real Estate Brokers expect the housing market rebound to continue into 2013: (NE Seattle and especially Laurelhurst saw a 9-10% increase in housing prices in 2012.)  
Even though we appear to be recovering, sellers should not become too greedy as buyer's have become much more savvy in the current market place and WILL NOT over pay. They are doing their homework!  
Nearly one third of sellers overprice their home on purpose with the incorrect assumption that they can always reduce their price if it doesn't sell. In our rapid market, especially in Laurelhurst, if a home currently sits on the market more than 2 weeks buyers assume it is overpriced.
