I hope you all had a nice Thanksgiving with family and friends. All of King County including our neighborhood is experiencing a significant decrease in new listings, and November was probably the lowest in 2012.
Last year in November there were 5 new listings. This November in Laurelhurst only 1! Days on Market reflect this shortage of inventory with an average of 34 days on market in 2011 compared to only 5 days on market this year. We did see a bit of a flip flop in # of sold properties with only 2 in 2011 compared to 6, a 300% increase this year.
As 2012 comes to an end it continues to be a Seller's Market with Buyers ready and willing to pay asking price or above.
