Update on Post About 6 Houses for Sale on One Block
We did a story a few months ago on quite a number of houses for sale on one block - 45th Ave NE.
Well, one of the very large new construction houses did finally sell, but not a surprise at all was a short sell. This one at 4737 45th Ave NE was purchased for $782,900 and sold for $1,100,000 in June. Looks like the builder lost quite a lot of money on that one (as he will on all 4 of his homes) as the builder told a staffer it costs about $500k-$600k to demolish a build a new home from start to finish.
Three of the very large houses are pending and will also be short sells. We've heard that all have 3 primary offers and also 3 secondary offers (the very very short sell offers). And also have been told this process can take 45-60 days to complete if not longer. One of the people with an offer in told a staffer he offered what his family could afford and will see what the outcome is.
Two houses were originally on the property where the 3 homes were constructed. One of the houses that was demolished was purchased for $695k. The two houses that were built on the lot along with another were originally listed at $1,395,000.

Next to these large construction homes on the north side at 4747 45th Ave Ne is an older home, which sold on September 4th at $535k. The original asking price was $638,000. So the sale price was 17% under the asking price. And the house was on the market for 311 days.
And still on the market is a classic tudor home listed 88 days ago at $749,000.
And just a block south of these homes is another new construction home recently taken off the market and now rented for about $4,000 a month the builder told a neighbor in that area. It was on the market for almost a year.
