December 2021 to December 2022 was quite a difference. December 2021 had only 1 active and 1 sold with a median price of $1,295,000 and December 2022 had 7 active and 4 sold home with a median price point of $1,416,500. The year finished out strong. 
If you are selling, find a strong agent who knows the neighborhood and has strong marketing experience and is known in the community. For buyers the same is true. Experience and the relationships with other agents is important in an ever changing market environment.

The home is comprised of 4 bedrooms, 3.5 bathrooms and over 4,100 square feet of space. All that space is made even bigger by this homes open floor plan and massive windows. The windows have unobstructed views of both Lake Washington and Mt. Rainier. 
The treehouse-like main floor open to an amazing patio with an outdoor kitchen and pizza oven. An office on the main floor which overlooks a private garden and a guest ensuite. There’s also a wine cellar, rec room and hot tub in the yard outside.As this Laurelhurst home is pretty dreamy, it comes at a price. A price of $5,495,000 which makes sense for the view alone.

Historically, this home was sold in 2005 for $1,195,000. It actually had a bomb shelter or at least a space that looked like a bomb shelter and a hydraulic floor that changed the dining room area into a dance floor - very cool. It was quite dated and the next owners did a fair amount of remodeling then sold it in 2014 for $1,690,000. The new owners basically left one wall and did an amazing remodel of every surface. Honestly it is one of the most beautiful modern homes I have ever toured, and it does have a very nice view of the lake. This time it was listed for $5,495,000. After only 4 days on the market, it received an offer and will close on November 9th. I'm confident it will sell for asking if not a bit more.

October Neighborhood Real Estate Activity

Kim Dales has provided this neighborhood real estate activity for October:

The housing market continues to plug along with some interesting developments: 
  • Laurelhurst remained strong with an average of 17 days on market compared to Seattle's average of 21, which was a 200% increase from last year. 
  • Sold homes in Seattle were down 27% from October of 2021 but Laurelhurst had 15 Active listings vs only 2 last year. 
  • Considering the Feds most recent increase in interest rates, a whopping 3.75% since March, homes continue to be listed and sold in Laurelhurst.

Here are some statistics that sellers should take into account when listing their homes:
 
  • In Seattle the number of homes that sold above their list price was down 62% from last year. 
  • With higher interest rates, buyers are getting much more conservative resulting in less multiple offers with some buyers making offers less than the listing price.

For sellers in Laurelhurst, the silver lining for sellers is that the median home price was up $475,000 from October of 2021.
