Nine new properties were listed in February (four went pending). It is interesting to note that of those new listings - 4 are town homes on Sand Point Way.
Another of the listings is a re-list on NE 45th Street, originally listed in 2017. The 8,860 square foot house sitting on over an acre, backs up to Villa Academy's property, has 5 bedrooms and 5.5 bathrooms and sits on a 45,934 square foot lot and includes unique features such as an indoor pool/spa, sauna and expansive wine cellar. Multiple living and dining spaces and a massive chefs kitchen have a panoramic views. . The entire compound is over two acres. The Pleas family decided to sell this house, which doesn't include the large grassy area below, after the passing of both of their parents, who built it in 1969. Also located on the compound are four other primary residences held by four different owners.
A second listing is a waterrfront home on NE 55th Street that has been on the market for 6 months, offered at $8 750,000.
The most interesting property was a listing on NE Nicklas Place, outside of Laurelhurst proper, near Villa Academy.. The home, a remodel, had multiple offers and could close at over $3,300,000.
The last listing on 42nd Avenue NE, backs up to Talaris, and sold for $550,000 over the listing price. The Talaris development is still in the SDCI permitting process, which has been going on for almost two years, as well as the Historic Landmark Preservation approval process.
Though interest rates are creeping up, but that isn't stopping buyers from aggressively escalating on homes due to the continued lack of inventory.
