Kim Dales has provided this neighborhood real estate activity report for the month of July:
There continues to be multiple offers and reduced days on market due to the lack of inventory in Laurelhurst. With no more open houses, this has decreased the volume of people touring homes, but has increased the number of qualified buyers, as a potential buyer must now make an appointment with a licensed Realtor to tour a property. This has reduced the number of "just looking" buyer's to a more "motivated, qualified" buyer pool.
Laurelhurst still has an abundance of qualified buyers, but there is a lack of listings.
For example: July 2019 - there were 19 active listings versus 6 for July 2020 which is down 69%. Median housing prices were down $70,000 from last year but this is a result of our lack of inventory.
