January in Laurelhurst resulted in a scarcity of new listings. Only 3 homes were listed in the neighborhood in the first month of 2020. This low inventory phenomena is occurring throughout the greater Seattle area with listings down 30% from January of 2019. For sellers this is an optimal time to list their homes as there is a surplus of buyers vs lack of inventory.
In lower price points, not typically seen in Laurelhurst multiple offers are becoming the new norm with anywhere from 5-30 offers on a property.
Only one property, a new construction townhome, received an offer in January with 4 successful closings averaging 48 days on the market. The takeaway is, if you are thinking of listing your home in 2020, now is the time.
