As you can see the market in Laurelhurst is very, very active. I can't remember the last time we had so many active listings. As noted below, there was also a decrease in the median sales price from last year, and as a result, quite a few homes are staying on the market longer than in the past few years.
Seller's beware, you can either sell or sit. Remember in the end the buyer sets the final price. If you list too high, typically a savvy buyer will wait for a price reduction. If you price aggressively you might end up with multiple offers, pushing up the purchase price, and at the same time if buyer's are competing they will waive more contingencies to make their offer appealing. This strategy is great for the seller because there isn't any back and forth on inspections, title or other contingencies.
