February Laurelhurst Real Estate Summary

February was marked by a lot of snow, which means in the real estate world, things come to a grinding halt. It is hard to say if this winter phenomenon adversely affected our market but most likely it did. There were only 6 active listings - 5 of which were listed in February compared to February 2018 which had 9 listings. There were 4 sold homes last month, compared to only 2 in February of 2018. 


The most interesting statistic is the Median Sales Price, which has declined 32%:
  • February 2018 $2,027,500
  • February 2019 $1,372,750

Another interesting statistic is how buyers are finding their homes from the NAR (National Association of Realtors) :
  • Internet: 51%
  • Real Estate agent: 34%
  • Yard sign & Open houses: 8%
  • Friend, neighbor, or relative 4%
  • Seller known by buyer :1
  • Print advertising: 1%
It seems from these statistics that the days of print advertising, although fun to see your home in a glossy magazine, is not where your potential buyer is shopping for their next home. Professional photos, videos, websites, these are where the savvy buyer will be looking.
