December Laurelhurst Real Estate Summary


Kim Dales has provided this neighborhood real estate activity report for the month of December:

December was very quiet with only 3 new listings and only 1 sold property. December 2017 didn't have any new listings so this is a 300% increase from last year. The days on market have definitely increased. This trend actually started at the beginning of this summer.

Looking at the year in review, 62 homes were sold in 2018, which is 2 less than 2017. Fifty of these homes were within the Beach Club boundaries. The average sale price soared to $2,043,062 which in part can be attributed to an $11,000,000 waterfront property that sold this summer. The median housing price was up $125,000 from last year at $1,595,000.

With the volatility in the stock market the Seattle market remains strong. It will be interesting to see what happens in our first quarter of the housing market.
