Home pending at 4338 NE 43rd Street
Kim Dales has provided this neighborhood real estate activity monthly report:
September had only four new homes listed and eight properties received offers.
Just two properties closed. One was located at 4020 41st Avenue NE, on the corner across from Talaris, which sold for the asking price of $875,000 and received an offer in just seven days.
The other property on 54th Avenue NE has great views of Mount Rainier, and needed a significant amount of updating. It still brought in multiple offers with the final price $62,000 over the asking price of $1,462,500.
In analyzing the data under "Pending," homes that are listed at the correct price point, generally will receive an offer in less than two weeks. In our current market environment, the number of days on the market can be telling to the buyer. If a property is still on the market after a few weeks it presents an opportunity for a buyer to make a lower bid.
Thus it is wiser to price your home competitively rather than overpricing, which runs the risk of a lower net price in the end. One case in point is the home at 4543 52nd Avenue NE. It was originally listed in mid February for $1,999,850 then the price was slowly reduced to $1,599,950, with an offer coming in mid September. The days on the market , especially in a brisk market like Laurelhurst, sends a red flag and makes a home much more difficult to sell.
The four new listings last month were each unique:
5020 47th Avenue NE: the smallest property sits back from the street and is close to Laurelhurst Elementary and the Park. It has been completely remodeled and is move in ready.
4502 NE 38th Street: located back off the street and has three private decks/patios for outdoor entertaining. It has been on the market for over 30 days with one price reduction.
4722 48th Ave NE: brand new construction with lovely interior features and lots of square footage.
3054 E Laurelhurst Dr NE: grand Tudor with over 7,000 sq. ft. of living space, a 3 car attached garage, a sport court and a fabulous yard that takes you down to the water's edge with a large dock and slide.
