July Laurelhurst Real Estate Summary

4545 48th Ave NE 





When you consider there are over 1,600 homes in Laurelhurst, July was very quiet with just 5 new listings and 5 sold properties.

Something noticeable in the last few months is a jump in (DOM) Days on Market. Two of the July listings went under contract in less than 13 days, with a waterfront property on the market for 39 weeks.

Here is some detail on some of the most recent listings and sales in Laurelhurst:

5010 NE 52nd Street: This home was most recently used as an Adult Living home but is now on the market for $1,198,000, with 6 bedrooms and 4 baths it’s a rare find in Laurelhurst.

4543 52nd Avenue NE: Listed at $1,750,000 starting out at $1,999,850. Since March it has had 1 price reduction in May and received a contingent offer in July. This is another larger home in Laurelhurst with 6 bedrooms 4 baths, and a view of Lake Washington.

4311 55th Avenue NE: This home sold on July 20th for $1,966,500 with multiple offers and was only on the market for 6 days. The views and updates were a huge selling point.

4712 NE 40th Street: This home is listed at $1,895,000.  For those of you that live nearby, this remodel has been ongoing for the past few years and was not quite completed when it was listed, which might have affected the initial interest of potential buyers.

3504 West Laurelhurst Drive:  This home has been listed on the Zillow Make Me Move website for the past few years but was recently listed on the Northwest Multiple Listing Service. Beautiful gardens, but the price per square foot is considerably higher than it competitors.

4545 48th Avenue NE: Listed for $725,000 on a lovely level 7,500 sq.ft. lot, this home received 15 offers and went Pending after 8 days on the market. The final closing price was significantly over the listing price. (photo above) 

5155 NE Laurelcrest Lane: A stately 5,430 sq. ft. home on a 21,662 sq. ft. waterfront lot, listed for $4,750,000 and sold with multiple offers for $5,800,000,  $1,150,000 over the asking price.
