Classic Laurelhurst Tudor
April brought a few new listings but more sold properties. Although we are still seeing multiple offers, many of the sold properties did not sell at their asking price. I think in this market sellers may be expecting more than the buyer pool feels their home is worth.
There is a lot of buyer fatigue out there. Every time a buyer makes and offer in this competitive market they typically do a sewer scope, and a pre-inspection, which combined, runs approximately $750.00. Multiply that by 4 to 5 offers before they are finally successful in purchasing a home and it gets very expensive.
One suggestion is for the seller to do a sewer scope before listing their home. That way each buyer who makes an offer doesn't have to pay for that portion of the inspection.
We are also starting to see sellers do pre-listing inspections, which can be emailed, to prospective buyers thus reducing the price of making an offer in this competitive market environment.
