There were no new listing during the month of December with
only 4 homes closing. There are currently 3 waterfront homes on the market and
a few properties that have been on greater than 60 days.
Based on days on
market, especially in our neighborhood, if a home has been on the market
greater than 3 weeks the 2 major factors affecting the sale are price and presentation. Unlike factors that we can't control like location, access and
interest rates, price and presentation can be manipulated resulting in a quick
sale.
