December Neighborhood Real Estate Report

There were no new listing during the month of December with only 4 homes closing. There are currently 3 waterfront homes on the market and a few properties that have been on greater than 60 days.
 
Based on days on market, especially in our neighborhood, if a home has been on the market greater than 3 weeks the 2 major factors affecting the sale are price and presentation.   Unlike factors that we can't control like location, access and interest rates, price and presentation can be manipulated resulting in a quick sale. 
 
If you are thinking of making a move rest assured there are many buyers out there who would love to live in Laurelhurst.

Overview of 2015

  • In 2015 there were 61 homes sold in Laurelhurst of those 46 were in the Beach Club boundaries.
 
  • In Laurelhurst the average price per square foot in 2015 was $466.91.
 
  • At the end of 2014 in the Greater Seattle Metro area there were 505 homes on the market. At the end of 2015 there were only 283 homes on the market a 56% decrease in inventory.
 
  • The average home price in Seattle went from $569,000 in 2014 to $774,000 in 2015.
