July Laurelhurst Real Estate Report
What a difference a year makes! Although city wide we have seen a sharp decline in home listings, July 2012 had 100% more listings than July 2011 in Laurelhurst: 6 vs 3.
The average price of new listings was significantly higher for both active and pending sales. July 2011 had only 3
pending sales last year versus 10 in 2012. Regarding sold prices there were 3 last July versus 5 this year. But the average sold average price was down from $1,545,000 in 2011 to $1,050,000 this July. The absorption rate this month was only 24 days which is great news.
