Large NE 45th Street Home, Part Of Larger Family Compound, Listed Today

A "once-in-a-lifetime Laurelhurst property" just came on the market this morning at 5020 NE 45th Street, Nick Glant, President of NWG Real Estate, told the Laurelhurst Blog Staff. The property is listed on City records  as 4540 49th Avenue NE

Neighbors may recognize the large home as they drive east on NE 45th Street with the very large grassy area on the slope in front of the house.

The 8,860 square foot house, which backs to Villa Academy's property, has 5 bedrooms and 5.5 bathrooms and sits on a 45,934 square foot lot and includes unique features such as an indoor pool/spa, sauna and expansive wine cellar.
Nick told the Laurelhurst Blog, that the estate is part of the Pleas family compound and is on over an acre of property. The entire compound is larger than two acres in total.  

The Pleas family has decided to sell a house on their compound as "Family consensus that now is the right time to move on after the passing of both of their parents" Nick told the Laurelhurst Blog Staff.

Nick added that only the "Big House," as the family calls it, is for sale and is the only property being sold at this time on the compound. 

The house is on its own separate parcel of just over one acre. Also located on the compound are four other primary residences held by four different owners

"Those lots are owned by a separate ownership group within the family and there is no intent to sell those lots at this time, including the large grassy area," Nick said, which is three separate tax parcels, but is not for sale. 

"Villa sold the property in the 1960s to Riley Pleas, who had known about the property when his company (Riley Pleas, Inc.) was contracted to build the wall on 49th Avenue NE stretching from one end of the block to the other, many years prior.  When he heard the property would entertain a sale, he reached out.  It worked out and he would eventually build this dwelling for their family in 1969," Nick added.

Nick told the Laurelhurst Blog Staff that "the home is being marketed to potential end-user buyers and developers due to its very rare size and possibilities.

"The home is being marketed to all potential suitors but we believe the unique opportunity to own such a grand estate on over an acre in Laurelhurst will draw the highest interest from individual resident buyers."

The Laurelhurst Blog Staff asked Nick about the possibility that the home could be demolished and he said "it is certainly possible given the zoning could allow up to 8-9 legal tax parcels.  The existing home is spectacularly built.  It is a work of art…so I would suppose many (including me) would love to see it remain standing."

The Pleas estate was built by Riley and Nancy Pleas for their family. The home, with a gated entry, is prominently positioned at the top of NE 45th looking southwest across Laurelhurst. Multiple  living and dining spaces and a massive chefs kitchen have a panoramic views. The grounds surrounding the home have been meticulously maintained and the interior of the home has been updated over the years.
